Complete property management includes: listing optimization and marketing; guest screening, communication, and 24/7 support; booking and reservation management; dynamic pricing optimization; cleaning and turnover coordination; maintenance and repair management; supply restocking; property inspections; damage assessment and claims; access/key management; vendor coordination; regulatory compliance support; and detailed financial and performance reporting.
Guest payments are received directly by our company. We process owner payouts monthly by the 15th of the following month. Your payout is the gross revenue minus our management fee, cleaning costs, maintenance expenses, supplies, and any other approved operational costs. Each payout includes a detailed financial statement showing all revenue and expenses.
Service starts upon signing. If you ever cancel, service ends 90 days after we receive written notice
We manage cleaning with third-party crews. Linens and towels are washed/replaced between stays. We restock standard supplies (TP, trash bags, paper towels, dish & dishwasher soap, and toiletries) and you reimburse those expenses.
We coordinate all repairs and maintenance using our network of trusted local vendors. Routine maintenance and minor repairs are handled immediately. For larger expenses, we contact you for approval before proceeding. All costs are deducted from your monthly owner disbursement and detailed in your financial statement.
We manage all pricing using dynamic, market-responsive strategies to maximize revenue. We have full authority to adjust rates, offer discounts for extended stays, and issue refunds when necessary to resolve guest issues and protect your property's reputation and ratings. All pricing decisions and adjustments are reflected in your monthly financial statement.
Homeowner is responsible for all legal and regulatory compliance (permits, taxes, HOA/COA rules, etc.). We aren't providing legal advice and aren't acting as a licensed real-estate broker/manager.
Maintain commercial general liability coverage of $1,000,000 per occurrence ($2,000,000 aggregate) and name us as additional insured.
